BIM primarily includes 3D modeling concepts and interoperable software and information database technologies in an office computing environment. Architects, engineers and contractors can use these technologies to design facilities and simulate construction. This technology allows members of the project team to generate virtual models of the structure and all its systems in 3D, and to be able to share this information between them. Likewise, construction drawings, specifications and details form the basis of the model, which includes attributes such as building geometry, spatial relationships, quantitative characteristics of building components, and geographic information. These allow the project team to quickly identify design and construction issues and resolve these issues in a virtual environment before the actual construction phase.

Therefore, BIM is first and foremost the process by which you generate and manage construction data throughout the project lifecycle. Typically uses dynamic, three-dimensional, real-time architectural modeling software to manage and improve architectural design and construction productivity. This process generates a building information model, which contains all relevant data related to building geometry, spatial relationships, geographic information, as well as the number and attributes of building components.

BIM challenges people to analyse and challenge several long-established industry grievances — things like risk transfer, competitive tendering, and a focus on capital costs – that have been in place for decades or longer. Consequently, you may anticipate being involved on a more collaborative basis far early in the project process, allowing you to contribute your skills right away.

Second, you must be able to open information models in a common data environment and observe them while also interrogating them – and, when required, contributing to them – in software terms (CDE). Main contractors in charge of managing the design process will need to document systems and protocols in a BIM Execution Plan (BIM EP) and project deliverables in a Master Information Delivery Plan (MIDP), and they will need to share these documents with all parties from the beginning of the project. In addition, you’ll need to appoint an Information Manager to oversee the CDE and assist with the whole process. This function could be performed by the Design Manager or the Project Team Lead, among others.
